Deer Valley East Village will open in three phases starting in late 2027, developer Extell Development Company announced Thursday, Sept. 24. The project will bring two luxury hotel towers, more than 70 shops and restaurants, and new residences to the base area overlooking Jordanelle Reservoir.

The phased timeline puts the first buildings on track for the 2027-28 ski season. The East Village Lodge, which will house Deer Valley Skier Services, opens first along with the Four Seasons Resort and Residences residence tower, initial commercial spaces and a pedestrian plaza, KPCW reported.

The second phase targets the start of the 2028 ski season. That wave includes the Four Seasons hotel tower, the Waldorf Astoria Deer Valley Resort and Residences, the first phase of Cormont residences, and the bulk of the village's retail and dining. The Marcella at Deer Valley neighborhood, with 144 on-mountain home sites, 50 townhomes and two private lodges, is also slated for that 2028 opening.

The remaining residential and retail space is expected to be finished by 2030.

New York-based Extell described the project as the first new alpine village built in North America in more than 40 years. No independent source has verified that claim.

Alongside the timeline, Extell announced it selected JLL's boutique retail leasing platform, 10Twelve, to lead leasing across more than 180,000 square feet of commercial space. The team is working to blend national brands with local concepts, according to Molly Morgan, managing director of 10Twelve, in a Park Record report.

Construction was underway as of late August, with about 350 workers on site daily for ski and civil improvements, KPCW reported.

Extell Executive Vice President Kurt Krieg told the Park Record on Sept. 15 that the company plans to hire a general manager for the East Village core area by late 2026 or early 2027. That person will have roughly 18 months to prepare before the village is fully open for the 2028-29 winter season.

"The village is coming to life," Krieg said Sept. 15. "This is an incredible opportunity for someone to lead and cultivate a sense of place."

Once complete, the core area is expected to employ 50 to 70 full-time staff. Leasing inquiries for retail and restaurant space are being directed to Morgan at 10Twelve.
