A Denver-based hotel management company is back in Park City after a seven-year absence, taking over operations at two properties in the resort town.

CoralTree Hospitality will manage Main & Sky, a 33-unit luxury condo-hotel on Historic Main Street, and Pioche Village at Deer Valley East Village, where about 90 of the community's 400-plus residences participate in a short-term rental program.

CoralTree's management of Pioche Village was first reported in March. The broader agreement, which adds Main & Sky and expands the partnership to five properties nationwide, is new.

CoralTree previously managed Newpark Resort before leaving Park City in 2019. The company, a subsidiary of Los Angeles-based real estate firm Lowe, now operates roughly 70 properties across 30 U.S. destinations.

The partnership grew out of CoralTree's work managing Reef's Black Desert Resort in southern Utah, which began in January 2025. Reef Chief Hospitality Officer Harry Hirsch said the company had originally planned to bring more hospitality operations in-house but changed course after seeing CoralTree's performance at Black Desert.

Reef Capital Partners, founded by entrepreneurs from Vernal, Utah, has owned Main & Sky for nearly seven years, Hirsch said. He said the property has undergone extensive interior renovations including redesigned residences, new furnishings, artwork, and rebuilt restaurant, bar, and spa spaces. Guest rooms and hallways have already reopened in what Hirsch described as a "preview period." A full rebrand, including the reopening of the restaurant, bar, and spa, is planned for fall 2026. No specific date or new name has been announced.

At Pioche Village, located at 2303 W. Deer Hollow Road adjacent to the Jordanelle Express Gondola, CoralTree plans to expand the short-term rental program while maintaining the property's residential feel. Cuthbertson said programming such as food trucks, community events, and shared gathering spaces will encourage interaction between long-term residents and visitors.

Unlike major hotel chains, CoralTree operates as what Cuthbertson called "a silent brand," managing properties behind the scenes while each keeps its own identity. The company also specializes in homeowners association management and vacation rental programs, a fit for Park City's condo-heavy lodging market where balancing guest experience with owner expectations is a constant challenge.

The deal expands CoralTree's relationship with Reef from one property to five, all built on the Black Desert partnership that started 18 months ago.
