The building at 250 Main St. that housed the Top of Main Brew Pub for 37 years is now listed for lease, and the listing goes beyond square footage. The marketing materials pitch Park City's unratified Main Street Area Plan, including a proposed gondola connecting the site to Deer Valley Resort, as a reason to sign.
The listing, reported by the Park Record on Tuesday, July 28, includes a section labeled "Swede Alley Redevelopment" that references the city's vision for street and sidewalk redesigns, upgraded heated sidewalk systems, and new transit and public space concepts along Main Street and Swede Alley.
Mayor Ryan Dickey said discussions about Main Street improvements are anticipated this fall and will include the future of the Brew Pub lot, according to the Park Record.
The gondola concept
The most eye-catching element in the listing is the Main Street Area Plan's proposal for a "Brew Pub Plaza" on the parking lot adjacent to the building. That concept envisions a skating area for winter family activities, a mining heritage tower highlighting Park City's silver-mining history, and a gondola link to Deer Valley Resort.
The plan, developed in late 2024, states that 23 percent of Main Street visitors come from Deer Valley and that a gondola "would enable more of these high-value customers to easily reach the street without creating traffic or requiring parking."
That concept is distinct from a separate aerial transit study the city was pursuing as of September 2025, which examined a connection between Deer Valley's Snow Park base and the China Bridge parking garage. "If we can actually get individuals coming from the Deer Valley area and get to Main Street by not using cars, that's one of the goals that the aerial transportation would help solve," Park City Economic Development Director Chris Eggleton said in a September 30, 2025 KPCW interview about the China Bridge study.
A plan without a vote
The Main Street Area Plan has never been formally adopted. In December 2024, the City Council heard split public testimony and delayed a decision. Business owners saw potential for drawing more customers; critics worried about significant alterations to the commercial core.
Since then, the city has taken a piecemeal approach. By September 2025, Park City had contracted Salt Lake City-based consultant Kimley Horn to study road improvements along Main Street and Swede Alley rather than advancing the full plan.
Now, with the Brew Pub space vacant since spring and Deer Valley Resort freshly expanded to 4,500 skiable acres and 32 lifts, the commercial listing is treating the unadopted plan as a selling point for prospective tenants.
What's next
No specific fall meeting date has been announced for the City Council's Main Street discussions. Mayor Dickey confirmed the Brew Pub lot's future will be part of those talks.
