Outbound Hotels opened reservations in late September for a 180-room hotel at 1800 Park Ave. in Park City. The property occupies the former DoubleTree by Hilton Park City — The Yarrow, with bookings available starting April 1, 2027.

Nightly rates for April and May ranged from the mid-$100s to mid-$200s depending on the day of the week, according to the Park Record, which first reported the reservation opening. The property is undergoing a major renovation.

The April 1 start date falls near the end of ski season and the beginning of a springtime lull in Park City's lodging market.

Jennifer Wesselhoff, president and CEO of the Park City Chamber/Bureau, said the hotel fills a gap in the local market. She said Park City visitors include families, solo travelers and conference guests, and that the Outbound will serve "a highly popular niche of visitors who value a central location and room rates that are not exclusively for the ultra-luxury guest."

The Yarrow first opened in 1977 and had long been considered a budget-conscious alternative to pricier properties near the resort bases and Main Street. The Outbound will include meeting space for groups visiting in every season, Wesselhoff said.

The hotel will feature two dining spots: Billy & Co., billed as a "modern mountain diner," and the June Bar.

Matthew Mering, co-founder of Outbound Hotels and executive vice president of hospitality at parent company Waterton, said in a prepared statement that the opening marks a step toward "welcoming guests to a place where they can get outside, spend time together and enjoy everything Park City has to offer all year round."

CoralTree Hospitality, a Denver-based subsidiary of Los Angeles firm Lowe, manages the property. CoralTree assumed management of the Yarrow in December 2025.

The Outbound brand already operates hotels in Jackson Hole, Wyoming; Mammoth Lakes, California; and Stowe, Vermont, with locations in Yosemite and Sedona also in the pipeline as of October 2025.

The renovation follows a turbulent stretch for the property. In March 2025, the Park City Planning Commission voted 5-1 to deny a redevelopment proposal from then-owner Singerman Real Estate. That plan called for 170 condo-hotel units and 60 affordable housing units but exceeded the site's 35-foot height limit.

After the denial, property records showed the site changed hands in mid-December 2025. Park City Yarrow Owner LLC, registered to an address care of multinational asset manager Barings LLC, acquired the property with a loan of up to just over $38 million, according to Summit County filings.

Outbound Hotels' earlier marketing had projected a January 2027 opening. The shift to spring 2027 has not been publicly explained.
