Fewer homes sold in Park City and the Snyderville Basin from July through September, but disclosed sales volume increased, according to a local real estate agent’s analysis.
The combined market recorded 254 residential sales in the third quarter, down 12% from the same period in 2025. Disclosed sales volume rose nearly 3% to approximately $867 million, according to a Park City MLS analysis by Julie Snyder, published as sponsored content on TownLift.
Luxury transactions accounted for much of that spending. Snyder reported 48 sales of $5 million or more, generating approximately $442 million — about 51% of disclosed volume. Luxury dollar volume increased 12% year over year.
Activity varied by location. Sales within Park City limits fell 37.5%, while transactions in the Snyderville Basin increased nearly 6%, Snyder reported. Across the combined market, detached single-family sales increased slightly, while condominium and townhome sales declined about 29%.
A separate report by real estate agent Derrik Carlson recorded 252 closings and approximately $865 million in disclosed volume. His figures came from an Oct. 3 MLS export, and he noted that late-reported September closings could increase the totals. The reason for the difference between the two reports was not established.
Carlson counted 11 disclosed sales of $10 million or more, totaling approximately $189 million. A $37 million Bald Eagle Club transaction was the quarter’s largest disclosed sale.
His report put the single-family median sale price at $3.31 million, up 4.7% from the first half of 2026. The condominium and townhome median was approximately $1.3 million, essentially unchanged from the first half.
Those figures describe the properties that sold, rather than measuring appreciation for individual homes.
Among completed sales, Snyder reported median time on the market declined from 37 days a year earlier to 32 days. The median sale closed at 96.7% of its final asking price.
Earlier in the year, Park City Board of Realtors CEO Jennifer Armandi described buyers as active but deliberate. They were “taking their time” and “making really thoughtful decisions,” she told KPCW in August.
Both third-quarter analyses cover Park City limits and the Snyderville Basin. Disclosed sales volume excludes transactions whose prices were not reported.
